Request for proposal—Ross Street Gatehouse Parramatta Park
Parramatta Park Trust is requesting proposals for a café, restaurant or commercial office at the Ross Street Gatehouse located on O’Connell Street between CommBank Stadium and the Parramatta Leagues Club. Ross Street Gatehouse was originally built in 1935 as a gatekeeper’s cottage for Parramatta Park.
About Parramatta Park
Parramatta Park was created in 1858 when the former Government Domain was opened as a park for the people. It sits in the middle of Greater Parramatta providing 85 hectares of green space for approximately million annual visitors.
Parramatta Park is one of the most significant cultural landscapes in Australia. It is a place of significant Aboriginal and European heritage. Recent findings in Parramatta indicate there was human occupation along the river 35,000 to 40,000 years ago.
Parramatta Park is listed on the following statutory heritage registers:
- As the Government Domain and with Old Government House it is one of the 11 Australian Convict Sites on the UNESCO World Heritage list
- As the Government Domain and with Old Government House it is on the Australian World and National Heritage lists
- Old Government House Parramatta Park is on the NSW Heritage Register
About Ross Street Gatehouse
The gatehouse has 78 square metres of lettable area made up of four large rooms, a small kitchenette and bathroom facilities with the following features:
- Fully ducted air conditioning
- Alarm system
- High ceilings
- Prime CBD location with street exposure
- Walking distance to Parramatta CBD, CommBank Stadium, Parramatta Leagues Club and car parking
- The entire property is fully fenced, approximately 1,000 square metres, with onsite parking available
Fitout and development approvals
Fitout works to the premises will require development approval by the City of Parramatta and the consent of the Trust. The DA may also be subject to review and approval from Heritage NSW. The successful tenderer will be responsible for obtaining all necessary approvals and all associated costs and are encouraged to seek specialist consultant advice
The proposal is consistent with the permitted use and any relevant statutory requirements, including:
- Greater Sydney Parklands Trust Act 2022
- Parramatta Park Trust Act 2001
- Parramatta Park Trust Regulation 2019
- Parramatta Park Plan of Management 2030 (Your Parramatta Park 2030)
- e. Heritage Act 1977
